Bulgarian company setup, why?
In Bulgaria, it is only possible for a foreigner to own land through a holding company since the Bulgarian government still does not allow private ownership to individuals.
A couple of facts:
- The company is dormant, this is only a formality, you own the company and the company holds the property
- Nobody owns the land but yourself, there is no other party with interest or ownership in your land
- A yearly company dormant tax return is required each year in Bulgaria

- It is thought that the law will change in 2015 to allow foreigners to take private ownership of land

How much does it cost?
Buying a property with land in Bulgaria will require a limited company to be set up on your behalf.
You will need to pay:
- Property purchase Council tax - 3% of declared value
- Notary and legal fees approx. € 300
- Company setup € 650
